E isto non \u00e9 algo puntual, \u00e9 o cumio dunha tendencia que se ven dando dende fai d\u00e9cadas.<\/p>\n\n\n\n<p>O problema do prohibitivo prezo dos inmobles non se circunscribe exclusivamente \u00e1 compra, manif\u00e9stase de igual xeito no mercado do alugueiro, que tam\u00e9n se dispara ante a escaseza de oferta de pisos para todo o ano, pois son moitos os propietarios que prefiren sacar o maior rendemento pos\u00edbel a tempada de ver\u00e1n.<\/p>\n\n\n\n<p>Esta carest\u00eda da vivenda leva moito tempo provocando o mesmo efecto que ata a pandemia ocasionaron os alugueiros tur\u00edsticos en innumer\u00e1beis cidades de todo o mundo, expulsando \u00e1 poboaci\u00f3n local, que nos convertemos en aut\u00e9nticos exiliados urban\u00edsticos. Xente que non se vai a outro lugar a vivir por elecci\u00f3n propia, ou por raz\u00f3ns laborais, ou por amor. Non. Vanse expulsados polo mercado inmobiliario que non lles permite vivir al\u00ed onde viv\u00edan cos seus pais e onde desexaban seguir habitando.<\/p>\n\n\n\n<p>A explicaci\u00f3n especulativa acode sempre a falla de oferta, \u00e9 dicir, fai falla po\u00f1er m\u00e1is solo no mercado para constru\u00edr m\u00e1is. No caso de Nigr\u00e1n, ao igual que o doutras localidades tur\u00edsticas, isto non \u00e9 certo. Efectivamente existe unha escaseza de oferta, pero de oferta de vivenda de prezo regulado e de alugueiro de longa duraci\u00f3n. Non hai falla de vivendas, m\u00e1is da metade das existentes est\u00e1n baleiras pero non est\u00e1n postas nese mercado.<\/p>\n\n\n\n<p>A consecuencia desta situaci\u00f3n \u00e9 a substituci\u00f3n, que leva anos produc\u00edndose, de parte da poboaci\u00f3n local que se ve obrigada a migrar en busca de pisos que poidan pagar, por persoas acomodadas, na s\u00faa maior\u00eda de Vigo, que establecen aqu\u00ed a s\u00faa segunda residencia ou, nalg\u00fans casos, a primeira.<\/p>\n\n\n\n<p>Isto const\u00e1tase coa posici\u00f3n de Nigr\u00e1n como o primeiro concello da provincia e terceiro de Galicia con maior renda per c\u00e1pita, non pola gran cantidade de veci\u00f1os cuns altos ingresos, sen\u00f3n pola distorsi\u00f3n que introduce que se convertera no sitio preferido por alg\u00fans dos maiores patrimonios de Pontevedra.<\/p>\n\n\n\n<p>Ao mesmo tempo, moitos mozos e mozas do concello, e non tan mozos, ten que irse a Navia, Tomi\u00f1o, Salvaterra ou, no mellor dos casos, Gondomar, para atopar unha vivenda asum\u00edbel.<\/p>\n\n\n\n<p>Nigr\u00e1n leva sendo obxecto de especulaci\u00f3n urban\u00edstica dende o s\u00e9culo pasado sen que os poderes p\u00fablicos fagan nada por mitigalo. A \u00fanica actuaci\u00f3n de promoci\u00f3n p\u00fablica que se recorda foron as vivendas de mari\u00f1eiros de Patos constru\u00eddas polo r\u00e9xime franquista xa hai m\u00e1is de 60 anos. F\u00f3ra diso tan s\u00f3 o intento desgraciadamente non nato, a pesar de pos\u00edbeis erros no proxecto que se poder\u00edan corrixir, do Plan Sectorial de Vivenda Protexida do bipartito, dentro do cal, o departamento que dirix\u00eda Teresa T\u00e1boas ti\u00f1a previstas varias actuaci\u00f3ns no concello.<\/p>\n\n\n\n<p>A chegada de Feij\u00f3o truncouno. Como o plan e\u00f3lico, o banco de terras e tantos outros proxectos transformadores da parte nacionalista daquel goberno.<\/p>\n\n\n\n<p>Agora urxe mobilizar vivenda baleira para abaratar os alugueiros. Nesa li\u00f1a o BNG ten proposto a nivel nacional medidas de presi\u00f3n fiscal sobre os grandes propietarios para conseguilo. Ao mesmo tempo a deputada Alexandra Fern\u00e1ndez reclamoulle \u00e1 Xunta que no novo Plan de Vivenda 2021-2025, asuma como un obxectivo estrat\u00e9xico o abaratamento do prezo dese mercado.<\/p>\n\n\n\n<p>Tam\u00e9n urxe a regulaci\u00f3n que sobre o mesmo se proxecta no estado para poder actuar en zonas nas que os prezos est\u00e1n distorsionados como ocorre neste caso.
